Roof Leak Repair

What causes roof leaks?

Roof leaks happen when something tears off your shingles or allows water to work its way under your shingles. Some examples include:

 

  • Inadequate flashing.

  • Holes or cracks in your roof deck.

  • Poorly installed ridge vents.

  • Ice dams

The majority of roof leaks happen when you leave roof damage unchecked or let problems compound. If you repair storm damage or ice dam damage quickly, and get regular roof inspections, you probably won’t ever experience water pouring through your ceiling.

But you don't address problems quickly the problem can spread before you even notice it.  That can lead to all kinds of problems - like wood rot, mold, and fire hazards (if water gets near your electrical work).

Signs of a leaking roof

First, look for water stains: brown streaks or spots on your ceiling. That's a sign that water has accumulated on the other side. Sooner or later that water will work its way through the ceiling, where it will start dripping on your floor, furniture, or head. Bulges in the ceiling paint are also a bad sign.

 

You might also see spots on your exterior, right under your soffit. You should also look for signs of mold, mildew, or moss on your exterior. Those all indicate possible moisture spots that shouldn't be there.

 

Finally, if shingles are sticking up, or you see loose flashing, or you're missing shingles, you can assume a roof leak is possible. In that case, give us a call right away.

 

Some roof leaks are "invisible." When we inspect your roof we use an infrared camera to locate any spots where water is trapped under your shingles. That allows us to fix problems while they're still small to cause major damage.

How much does it cost to repair a roof leak?

Much depends on how large the roof is and how many shingles need to be replaced. A very small leak can be replaced for a few hundred dollars, because we won't have to do much more than seal it and replace a few shingles.

Leaks left to worsen can cost thousands of dollars to repair. You may even need a new roof. Leave the leaks too long and you'll face expensive damage inside your home, too, including damage to your furniture, walls, and carpets. If you've neglected your roof, your homeowner's insurance might even deny your claim, which means you'll need to pay for those repairs out of pocket.
